A HEPA air scrubber is a filter box with a blower. What it accomplishes depends entirely on where its exhaust is pointed.
Recirculating — exhaust back into the same room — it filters particles out of the air in that room. Exhausting outside the containment it becomes a negative air machine, holding the work area at lower pressure than the rest of the building so contaminated air cannot drift out.
Same hardware. Different purpose. Setting up the first when you needed the second is one of the most common errors on a contaminated loss.
When you need it, by category
Category 1 — usually not needed. Clean water on clean materials generates dust during demolition but no biological hazard. A scrubber may be run for comfort.
Category 2 — recirculating filtration is reasonable, particularly if there is odor or if occupants are sensitive. Negative pressure is not normally required.
Category 3, or any mold remediation — negative air is required, not optional. The work area is sealed with poly, the machine exhausts outside, and the pressure differential keeps contaminated particles from migrating into clean parts of the house.
Sizing it: air changes per hour
The measure is air changes per hour (ACH) — how many times the machine can process the entire volume of the space in an hour.
Room volume in cubic feet, divided by 60, times the target ACH, gives the CFM the machine must move:

A 20 × 15 room with 8-foot ceilings is 2,400 cubic feet. At 6 ACH: 2,400 ÷ 60 × 6 = 240 CFM. Most restoration scrubbers move 500 to 2,000 CFM, so one unit covers it — but note that filter loading drops real output well below the rating, often by a third by the end of a job.
Why negative pressure needs a sealed room
Negative air only works if the containment is close to airtight. Air must enter through a controlled path and leave through the machine. If the poly has gaps, or a door is left open, the machine simply pulls air through the easiest opening and the pressure differential never forms.
Signs the containment is holding: the poly sheeting pulls slightly inward and stays there, and a smoke pencil at a seam draws in rather than out. If the sheeting billows or hangs slack, it is not working.
The filter stack matters
A restoration scrubber has three stages, and skipping the first two ruins the third:
- A pre-filter catching large particles, changed frequently and cheaply
- A secondary filter for medium particles
- The HEPA element, which is expensive and should last many jobs
Running a machine without a pre-filter loads the HEPA with drywall dust in hours. The pre-filter costs a few dollars; the HEPA does not.
What it does not do
An air scrubber does not dry anything. It moves air through a filter, and while air is moving it does contribute slightly to evaporation, but it is not a substitute for an air mover and its filtration adds resistance that makes it a poor one.
It also does not fix odor at the source. Musty smell comes from colonized material. Filtering the air reduces the smell while the machine runs and it returns when the machine stops, because the source is still in the wall. The machine buys air quality during the work; removing the material is what ends the odor.
The check before leaving a job
Containment sealed and drawing inward, exhaust actually reaching outside rather than into an attic or crawl space, pre-filter clean, and the machine sized for at least 6 ACH of the enclosed volume. Any one of those wrong and the containment is decorative.
